Questions and Answers
Q: I want to buy a house in Malibu that's close to a school for my kids. What neighborhoods would be best for that?
This is an excellent question! There's a few different options depending on if you're living in Eastern or Western Malibu. In Western Malibu for elementary school is Point Dume Marine Science School. The school is located directly on Point Dume and it not only offers one of the best educations in the state, but the school itself comes with its own marine science lab for kids to learn about the ocean! Also in Western Malibu is Malibu High and Middle School located right across from Zuma Beach in Malibu Park Neighborhood. The school itself was just newly renovated with state of the art facilities. In eastern Malibu a popular elementary school is Webster Elementary located near the Civic Center and by the neighborhoods of Malibu Cove and Malibu Cove Colony, La Costa and a few others! Our team of real estate experts would be more than happy to help you look at neighborhoods in Malibu or homes for sale in Malibu that fit your needs!

Q: What is the range of property prices in Point Dume, and what factors might cause this to vary?
In Point Dume, Malibu, the median cost of homes as of April 2023 was $10.9 million or roughly $2,000 per square foot1. However, the prices of homes can vary greatly based on various factors, such as the size of the home, condition (newly renovated vs. fixer-upper), and location within Point Dume (with beachfront views costing more than those located further inland). For example, a five-bedroom house would typically be more expensive than a two-bedroom one. Here at Shen Realty, Malibu's best realtors could provide valuable insight into Point Dume's pricing. This might include the impact of unique amenities, like a swimming pool or large garden, which typically increase the value of a property. On top of that, broader economic conditions, such as low-interest rates, might entice buyers into the market, driving prices up.

Q: I'm curious how I would determine the valuation of a property in Malibu, especially when comparable sales are limited?
Hi! This is a great question and the answer can be somewhat complicated as there are many factors that come into play. 1. Comparable Sales: Look at sales from the past 6 months to a year and see what relative homes are selling for. See if you can adjust your prices for factors such as size, condition, beach view/access, etc. 2. Cost/Income Approach: This really depends on the type of buyer for your home but some homes are better suited for rentals and others are better suited for improvement and renovation. What type of buyer your property will most likely appeal to will change the asking price. 3. Factor in unique qualities: Many homes in Malibu have historical significance, private beach access or even celebrity ownership. These can effect the price of a home. There's many other factors that determine a valuation of a property, but for more information on Malibu real estate reach out to our team of Malibu realtors and professionals. We'd be happy to answer any further questions!

Q: What are the most affordable neighborhoods to buy a home in Malibu?
Although Malibu is generally considered an upscale, and expensive area to buy real estate in Southern California there are a few neighborhoods where you can find more inexpensive options when considering purchasing a home! Malibu West is a residential area in western Malibu near Zuma Beach. It offers a more traditional neighborhood atmosphere with smaller, one story family homes but comes with the included benefit of having membership to the Malibu West Beach Club! Another option are the mobile home communities in Malibu. Although these mobile homes can sell for above a million dollars they do offer a more affordable way to live in Malibu. Paradise Cove is great as it comes with it's own beach access and trail to Paradise Cove beach. Another great option is the Point Dume Club that comes with its own pool/clubhouse and is located near Zuma, Big Dume and Point Dume state beach. It is also conveniently located near Point Dume Village market and great elementary - high schools!

Q: Are there any upcoming developments or changes in Malibu that could affect home values?
Over the course of fiscal year 2023-24, Malibu will undergo a series of transformations that may have an effect on the worth of its local real estate. With six of its most significant roads to be given a facelift, subsequent upgrades of this infrastructure with funds from state-allocated petrol tax revenue may result in roads being a more comfortable experience for up to the next 3 decades, subsequently sending attraction and the value of properties placed on these paths skyrocketing. Despite increased building activity, there's still not enough homes available to meet demand due to low inventory. In the aftermath of the Woolsey Fire, which wiped out 500 homes, only 128 have been reconstructed in the last 5 years. Experts predict this housing shortfall will drive property costs up. Additionally, the preference for building larger, more expensive units in place of smaller ones destroyed by the fire may drive up the average price of a Malibu home.

Q: Are there any environmental or zoning restrictions to be aware of when buying property in Malibu?
Yes, one of the biggest restrictions to be aware of are those enforced by the Coastal Commission. Many parts of Malibu are within the California Coastal Zone, meaning development and land-use activities are regulated by the California Coastal Act. Any development within this zone typically requires a Coastal Development Permit, which may be issued by the City of Malibu or the California Coastal Commission. In addition to that there are special fire hazard zones to be aware of, and municipal codes regarding land-use designations, height restrictions and more. If your interested in finding out more about the permitting restrictions in Malibu, reach out to us at any time, we'd love to provide a more detailed response!

Q: Hi, I'm looking for real estate listings in Malibu and I was wondering where I could potentially find things that we're not listed on the typical websites? I'm specifically looking for homes for sale point dume or even homes for rent malibu as well.
While most Malibu properties are listed on traditional real estate websites, there are often unique opportunities in this market that don't make it to the public listings. As a specialized realtor deeply familiar with Malibu, I often know upcoming listings and exclusive, off-market "pocket listings" that can be perfect for clients seeking something specific, like a home in Point Dume or a luxury rental in Malibu. If you're interested in discovering more about these exclusive options, I'd be delighted to assist and help you find the ideal property!

Q: I wanted to find malibu real estate but I'm curious on where to start? There's so many options and neighborhoods to choose from.
If you're looking to dive into Malibu real estate, it can feel overwhelming with so many unique neighborhoods and property types. I've been living in Malibu my whole life so I know there are a lot of options. A good starting point is figuring out what’s most important to you—whether it’s ocean views, privacy, or easy access to local hotspots. Malibu has options to fit all kinds of lifestyles. Working with a knowledgeable local agent like myself, I would be happy to help you narrow down the choices and find a property that truly feels like home!

Q: When looking at where to buy a home in Malibu, what beaches are typically the best to buy a home around?
Great question! There are many great beaches in Malibu so you have a lot of options. However, there are a few that are more notable than others. Point Dume/Zuma: Point Dume offers many beautiful beaches to access. On the western side you have access to PDS, Westward and Zuma beach. These beaches offer great shore break surf, plenty of sand and volleyball + rock climing recreation. On the eastern side is Big Dume Beach and Little Dume, encloves with some of the best surf in California. Another famous Malibu beach is Carbon Beach. Probably the most expensive beach to live on in Malibu due to the architectural significance of the homes and its close vicinity to Los Angeles. Other beaches are Broad Beach, Matador, Paradise Cove and more! If you would like more information feel free to contact us!
